The Twenty-Two

Union Square, Manhattan

A landmarked Union Square building reborn as a five-star, all-suite hotel and private members' club behind its meticulously preserved historic façade. MJM Associates led the construction — earning New York's highest preservation honor and global recognition as the world's best commercial adaptive reuse project.

Battery Maritime Building — restored Beaux-Arts ferry terminal, home to Casa Cipriani

Battery Maritime Building — Casa Cipriani

10 South Street, Lower Manhattan

Once falling into the water and all but forgotten, this 1909 Beaux-Arts ferry terminal was painstakingly restored into Casa Cipriani — a hotel, spa, and private members' club. The MJM team carried out the renovation with extreme diligence, and the New York Landmarks Conservancy recognized the result with its highest preservation honor.

Empire Stores

55 Water Street, DUMBO, Brooklyn

Seven contiguous 19th-century coffee warehouses on the Brooklyn Bridge Park waterfront, transformed into a mixed-use destination of creative office, retail, and restaurant space while retaining the original heavy timber frame and masonry. Built by MJM Associates, Empire Stores earned both a Lucy G. Moses Preservation Award and a ULI Global Award for Excellence.

Better Future Awards — NYC Gold Winner

Restoration Hardware

9 Ninth Avenue, Meatpacking District, Manhattan

A six-story, steel-and-glass flagship at the Meatpacking District's busiest corner — complete with a rooftop restaurant, wine terrace, and barista bar — that honors the neighborhood's industrial past while announcing its future. MJM Associates delivered the build, recognized with a Gold Winner award at the Better Future / New York Design Awards.

ACEC Engineering Excellence — Gold Award

529 Broadway

Broadway & Spring Street, SoHo, Manhattan

A six-story retail landmark at the heart of SoHo whose terra cotta rain screen twists and dematerializes into a modern glass curtain wall — a nod to the 19th-century hotel that once stood on the site. The project earned a 2019 Engineering Excellence Gold Award, and stands proudly among the award-winning work we're honored to be part of.

BKSK Architects — 529 Broadway Receives Engineering Excellence Gold AwardAwarded the ACEC New York Engineering Excellence Gold Award for structural systems.

10 Jay Street

10 Jay Street, DUMBO, Brooklyn

A former sugar-refinery structure on the DUMBO waterfront, reimagined by ODA Architecture into a boutique office building behind a crystalline, faceted glass façade that folds and reflects the East River, the Brooklyn and Manhattan Bridges, and the Manhattan skyline beyond. MJM Associates built the project, which rises at the edge of Brooklyn Bridge Park.
